Apartments:
The market for apartments starts with a little studio apartment and goes up to a prestigious penthouse apartment.
Studio apartments are starting at Euro 100.000 and go up to Euro 250.000. These types of apartments have usually 20-30 sqm of living space.
One bedroom apartments are starting at Euro 150.000 and go up to Euro 350.000. These types of apartments have usually 35-60 sqm of living space.
Two bedroom apartments are starting at Euro 300.000 and go up to Euro 600.000. These types of apartments have usually 65-80 sqm of living space.
Three bedroom apartments are starting at Euro 400.000 and go up to Euro 800.000. These types of apartments have usually 80-110 sqm of living space.
The prices can be very different and even be double depending on the area, the standard, if there is a balcony, garage, sea view, …
 
Villas:
In the market for villas I include town houses, detached houses, individual villas and prestigious villas.
Town houses and detached houses are starting at Euro 350.000 and go up to Euro 700.000. These types of houses have usually 2 – 3 bedrooms and can be located in a “Domaine” with access to a pool.
Individual villas are starting at Euro 500.000 and go up to Euro 1.500.000. These types of villas have usually 3 or more bedrooms and a private pool.
Prestigious villas are starting at Euro 1.500.000 and have no price limit. These types of villas have usually 3 or more bedrooms, a private pool, sea view and are located in the best areas.
 
New built - developments:
The area of the French Riviera is bordered by the Mediterranean sea in the south and the Alpine summits in the north. Because of this situation land for new constructions is very limited.
France is very strict regarding planning permissions and tries to protect the natural areas and parks. For developers it is very difficult and a long process to find land and to get a planning permission. As a result the prices for constructible land are high.
Most of the new and bigger developments are located inland, a few kilometers from the coast away where developers still have to possibility to find older villas with land or empty land with the possibility for a new construction.
These are usually apartments or detached houses in “Domaines” with pool access.
Developments in city centre’s or close to the sea are also available but especially in the main cities like Nice, Cannes, Antibes, Menton, … rare and sure as well more expensive.
There is no significant price difference between new built and second hand properties.
Advantage when you buy new built properties is that you can choose in general the finishing and colors of tiles and floors, you have bigger balconies or terraces, you have parking available, you have air-conditioning and other modern equipment. Disadvantage is that you have to accept to buy off plan because around 60% of the apartments are already sold before the construction starts.
 
Areas:
Locations are always a question of taste. Hereunder some information on more or less expensive areas:

Famous and expensive areas:
- The area between the port of Nice and the Italian border (Villefranche, Beaulieu sur Mer, Eze, Cap d’Ail, Beausoleil, Roquebrune Menton, …)
- Nice (Mont Boron, Carre d’Or, Musicien, Massena, Promenade and Cimiez)
- Cannes (Croisette, Banane, Cannes Californie)
- The Cap Ferrat, Cap Martin and the Cap d’Antibes
- Saint Paul de Vence, Mougins, …
 
Less expensive areas and cities are:
- Nice (except the area shown above)
- Cagnes sur Mer, Villeneuve Loubet, hills of Antibes, Golfe Juan, Mandelieu
